Happy Spring to my Clients and Friends!
 
I love this time of year where the grass is turning green and we are seeing more warm days than not.  Sunshine and outdoor activities are on the way!  Let us also take some time this Spring to work on a few maintenance items for our homes.  It’s important to keep up with our greatest investment, am I right?

We had another incredible year in Colorado Real Estate in 2021.  The market continues to thrive and inventory remains tight which means we are still in a Seller’s Market.  Larimer County saw an average increase in single family home prices of 26.7% and Weld County saw an average increase of 17.1% in 2021.  Those are amazing numbers!  See the charts below to compare.

​One thing to watch out for is an overall increase in interest rates.  We have seen them tick up in recent weeks, but even at 5%, these rates are still affordable.

​Just for fun!  A few weeks ago I participated in our local Board of Realtors’ Bowl-A-Thon.  I played on team RE/MAX and we raised money for one of our own agents that has been struggling with a medical issue that has added up to a large sum of medical bills.  I enjoyed our all girls team pictured below.  It was great to take a break from selling houses for a minute and do something charitable and social!

Fall is Fabulous - Your To Do List

​Hi friends and clients!

I hope life is treating you well, the kids are enjoying being back in school, and the crisp morning air is having us all thinking of Fall.  What a wonderful time of the year to be living in the great State of Colorado!

I hope you find the list below helpful in thinking about preparing your home for the cooler weather.  One of the main things I do each Fall is get my furnace serviced and blow out my sprinklers.  But here are a few other tips you may find useful:

​Real Estate is still hopping in the Northern Colorado market! Record low inventory is creating a feeding frenzy as we see homes fly off the market with multiple offers in just a few days.  Interest rates are staying steady in the low 3% range, pushing Buyers to buy a home before they start to creep up.  It is still a Seller’s market and New Construction struggles to keep up with the demand.  If you are considering a move in the near future, let’s grab coffee and create a plan that fits your special situation.
 
What have I been up to? I continue to grow my Real Estate business with 2020 being a record year in sales for me.  I was recently awarded the Platinum Award, one of the top sales awards in my company.  I also was featured on the cover of the July Issue of NoCO Real Producers Magazine along with other “Realtor Musicians” in the community.  That photo shoot was a lot of fun!  Below are a few photos of me from our recent RE/MAX Awards Breakfast at the TPC Golf Course at Heron Lakes in Berthoud (one photo with my awesome boss- Dennis Schick)  and photos of my feature in the magazine.

Today's Climate + Exciting News

​Dear Clients and Friends,

I hope this email finds you well even among the uncertainty of the Coronavirus.  Many people have reached out to me to ask Real Estate related questions of how COVID-19 and the current laws closing down businesses is affecting the local housing market.  I am pleased to report there is still activity happening! 
  • This is a health crisis and NOT a financial crisis which is important to focus on. 
  • Personal life changes are still driving people to buy and sell. 
  • Interest rates are almost too good to pass up!  By the way, great job to many of you who took advantage of that a few weeks ago and refinanced. 
  • Housing inventory continues to stay low in several price ranges allowing Sellers to get their home under contract quickly.

We have seen a slight slow down with home showings, but Realtors and Sellers are working together to make each home as sterile as possible, leaving specific instructions to potential Buyers that comply with health guidelines being passed down from the government.  Lenders, title companies, real estate offices, and records offices are all operational at this time even though most of the staff is working remotely and the offices are closed to the general public. I am here for you and your housing needs! If you have specific questions, please feel free to reach out to me.  I am happy to discuss anything or just support you in any way I can.

Some Excitement amidst the turmoil

On a side note, I have exciting news to share!  I have made the switch back to my previous RE/MAX office in Loveland, RE/MAX Alliance, located on Hwy 34 across from Lake Loveland.  I have a beautiful new agent office there with views of the lake!  I feel so fortunate to be back and working among great staff and agents who will provide tremendous support to me and my clients. 

It is my #1 priority to be able to serve my clients in the best way possible and I believe this is the office to do it from.  Other noteworthy news is that I recently won the RE/MAX Hall of Fame Award.  This award is based on how much sales volume I have accumulated over my career and it is an honor to hit that milestone.  A special thanks to all of you that have bought and sold homes with me and send me referrals.  You are the reason I get to do this job that I love and I am so grateful and appreciative.

I will Work Hard For You - "500 Homes" - a Music Video Parody

Today marks the day of the launch of my second music video parody, “500 Homes.”  This song is originally “500 Miles” sung by the Proclaimers.  When deciding what song I wanted to sing and recreate to fit my Real Estate themed video, I wanted a fun, upbeat song that was easily recognizable and gets stuck in people’s heads.  This song had some fun elements in the original music video that I wanted to incorporate such as the “nerd” glasses they wear, instruments they play (a tambourine and guitar) and some of the tricks shown by Johnny Depp in the movie featured in the video, Benny and June.  I did sing not only the melody, but also the harmony part and then had my “twin sister” Jessica lip sync along during the filming.  Because the Proclaimers are twin brothers, I chose Jessica to sing with me because she looks like my twin!  And she is fabulous on camera.  Thank you Jessica!

As far as the story line goes in the video, I used past clients of mine who have had high expectations when house hunting as inspiration and implemented phrases actually spoken to me while out looking at homes as lyrics in my song.  It is not uncommon for Buyers to have items on their Wish list such as gourmet kitchens, open floor plans, and mountain views.  They use the word “dated” when they disapprove or they say they want a home that is “turn key,” meaning move-in ready.  The couple I planned to use in the video actually changed a couple of times due to conflicts in scheduling so last minute you will see my husband is actually “married” to my friend Lindsay, who both got thrown into their parts a day before filming.  I got a bit stressed, but it all worked out and they played their “choosy Buyers” roles so perfectly!  I love their disapproving faces in the beginning, but also their pure looks of bliss when they fall into the couch of their dream home in the end.  A special thanks to Jru and Lindsay for being such awesome actors and so giving of their time.
 
Of course none of the filming of this video would have been possible without the incredible talent and vision that comes from the video director, Ben Hess with Hess Cinematography.  Ben was instrumental in bringing in elements from the original video and adding “cool factor” and humor, all while telling a story people can relate to when buying a home.  He did everything from the audio recording of my singing, filming each scene multiple times until it was just right, and editing and piecing together the video.  His attention to detail and overall creativity blow me away. I’m so lucky to have him in my corner.  Thanks Ben! 
 
The last thought I hoped to convey in creating this video is that I love my clients and all of their unique needs, regardless of the work it can sometimes involve and how many doors I open to show.  If I can jump through hoops to get them to the end of a transaction with the keys to their dream home, I am GOING TO DO IT!  It’s that simple.  I love looking at homes and being a guide in a complex process.  It is so rewarding to me and I just feel completely blessed to be in a career I love.  My last line in the video is “It was all worth it!”  I can’t say it any better than that. I hope you enjoy my video!

Often times there is a beautiful property. It has the space, the outdoor living, the location, the school district, exceptional bones and is within the budget. However, there is one negative and it is the cosmetics. Often clients cannot look past older carpet, an ill chosen paint job, ugly tile and lack of granite to name but a few. What some people do not realize is that the move-in-ready polished house drives the price sky high.
